First Month Rent in Advance
Maximum one week’s rent

Maximum one week’s rent. This will be withheld if any relevant person withdraws from the tenancy, fail a Right- to-Rent check, provide materially significant false or misleading information, within 15 calendar days.

Unpaid Rent

Interest will be charged at 3% above the Bank of England Base Rate when rents more than 14 days later

Variation / Amendment of Contract at Tenant Request – £50 (inc.VAT)

To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents.

Change of Sharer at Tenant Request – £50 (inc.VAT)

This cost is per replacement tenant or any reasonable costs incurred to complete referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.

Early Termination At Tenant Request

Should the tenant wish to leave their contract early, they shall be liable for the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of one month’s rent.

These costs are only applicable if the tenancy meets one of the following criteria:
  1. The property is occupied by a Company Tenant
  2. The property is not used as a main or primary home
  3. Where the annual rent exceeds £100K.
